Wellen Park is a master-planned community in Sarasota County, located between Venice and North Port, with Gulf beaches roughly 12 to 15 minutes away. Golf and country club living: Boca Royale is a gated, 1,000-acre community built around an 18-hole, par-72 golf course by Neal Communities. Wellen Park Golf & Country Club offers condominiums, coach homes, and single-family homes by Lennar around its own 18-hole course and clubhouse.
Family-oriented neighborhoods: Grand Palm, by Neal Communities, is a nature-focused community with a resort-style pool, water slides, and a fitness facility, priced from the low $400,000s for villas to the mid-$800,000s for single-family homes. Lakespur, by Mattamy Homes and Pulte Homes, offers a variety of home designs with a future walkable school campus, from the high $200,000s (condos) to high $300,000s (single-family). Renaissance, by Mattamy Homes, includes a full amenity package and a full-time activities director. Sunstone and its newer extension, Sunstone Lakeside, both by Mattamy Homes, offer villas and single-family homes with lake and preserve views. Avelina, by Neal Communities, is a smaller, maintenance-assisted gated neighborhood. Esplanade, by Taylor Morrison, offers resort-style living with wellness programs and concierge services.
Townhome and low-maintenance living: Ashcombe, by D.R. Horton, and Madera (selling summer 2026), by SimplyDwell Homes, both offer low-maintenance townhome living within the community. Oakbend, by ICI Homes and Toll Brothers, offers gated single-story and two-story home designs with personalization options.
55 and better: Brightmore, Wellen Park's first 55+ community, is built by Mattamy Homes with villas from the high $300,000s and single-family homes from the low $400,000s.
Solstice, also by Mattamy Homes, is sold out but sits within walking distance of Downtown Wellen and CoolToday Park, home of the Atlanta Braves' spring training facility.
