Waterside

Waterside is Lakewood Ranch's lakefront district — a collection of neighborhoods rather than one single community. Anchored by Waterside Place, the walkable town center with dining, shops, and a Saturday farmers market, the district includes several distinct neighborhoods, each with its own builders, price point, and character:

• Shellstone — newer single-family homes and villas from Homes by Towne and Lee Wetherington Homes, with a resort-style amenity center, the Summit and a shared sports park called the Midway Park which is shared by Wild Blue and Shellstone.  The Summit just opened. • Wild Blue — the district's ultra-luxury custom home enclave, built by five of the region's most established luxury builders with a resort style amenity center, The Club, and a sports park, Midway Park which is shared with Shellstone. To view the model tours go to Wild Blue Playlist.

• Shoreview — waterfront homes by Pulte, built around the district's largest lake system. Shoreview at Waterside Place

Each neighborhood shares the same master-planned framework — sharing trails, parks, and proximity to Waterside Place — but the homes, HOA structure, and pricing vary meaningfully from one to the next. Buyers considering Waterside should think of it less as one neighborhood and more as choosing among several, each suited to a different stage of life or budget.
