Palmer Ranch is a master-planned community spanning more than 10,000 acres in south Sarasota, with development dating back to the mid-1980s on land once owned by Bertha Palmer, a Chicago businesswoman who helped shape the area's early growth. It's bordered by Clark Road, Central Sarasota Parkway, I-75, and US-41, with Siesta Key Beach roughly 10 to 15 minutes away.
The community's core neighborhoods were built out over roughly two decades. Prestancia, the golf-course flagship built around two TPC-network courses, was developed in 14 sections from 1986 to 2004. Mira Lago, a gated condominium neighborhood, is among the other established sections from that earlier era. Deer Creek, known for its mature tropical landscaping, and Stoneybrook Golf and Country Club, an 18-hole Arthur Hills-designed course community, round out Palmer Ranch's older, settled core.
Palmer Ranch has continued to grow well beyond its original footprint. Newer neighborhoods such as Talon Preserve and Sunrise Preserve (Mattamy Homes) have extended the community's boundaries further south and east, and Promenade Estates has added to the newer construction inventory as well, with additional development expected to continue in the years ahead.
Altogether, Palmer Ranch now includes more than 30 distinct neighborhoods, all but the newest communities have been built out and are in the resale market phase. It offers maintenance-free condos and villas to golf course estates, with home prices spanning roughly $100,000 to $2.5 million depending on the neighborhood and its age. Most neighborhoods are gated, and residents share access to the Legacy Trail, a 10-mile paved path, along with parks, a YMCA, and multiple Publix-anchored shopping centers.
Because Palmer Ranch is made up of many separately governed neighborhoods rather than one uniform community, home styles, HOA rules, and price points vary significantly from the older, established sections to the newest additions — worth walking through directly with a local agent rather than assuming one neighborhood represents the whole area.
